Retail Business - Growth Funding
A retail business looking to expand its product range, the business suffered through the covid period meaning its historic financial performance was weak. Recent trading showed increased sales but held back by lack of stock.
Finance House Solutions structured funding with a specialist lender, putting into place a solution based on the business turnover, the cash injection allowed stock to be purchased and sold at higher margins. The trading year showed the highest level of sales while profitability was pushed above 20%.
Residential Property Development
Client wanted to raise money on an existing residential property portfolio in order to build two properties in a ground up development. The clients being new to the property development market employed their architect as a project manager and used his recommendation on construction partner.
Finance House Solutions structured in the first phase created a first charge lend across the existing property portfolio, followed by additional development finance to complete the build for two new assets. On completion standard BTL loans were put in across the portfolio to clear Phase 1 and Development Finance while also releasing additional funds for the clients.
Land Acquisition & Development Loan
A development opportunity to acquire a site with outline planning for conversion into either student housing or residential homes, having exchanged on the site the clients needed to complete the purchase to avoid losing their upfront investment knowing that mainstream development lenders would not be willing to support on the basis of only having outline planning in place.
Finance House Solutions structured a presentation package and presented to a private bank, working to strict deadlines and using the banks own legal firm lending at 70% LTV was agreed and the loan was completed on the day of expiry of the exchange contract.
